Siding and Window Replacement Burien WA
Burien is a city of extraordinary range. Three Tree Point extends into Puget Sound on three sides — a peninsula neighborhood where waterfront estates carry price tags above $3 million and homes built as early as 1939 sit among native evergreens with unobstructed Sound and mountain views. A few miles inland, Gregory Heights and the Lake Burien enclave offer established family neighborhoods at a fraction of that price point, with housing stock from the 1960s through the 1980s that is entering its most significant exterior maintenance period. That range — from multi-million dollar waterfront estates to solid mid-century family homes — means exterior work in Burien is not one-size-fits-all. The material specification appropriate for a Three Tree Point home dealing with direct Puget Sound marine exposure differs from what makes sense for a 1972 Gregory Heights rambler on a tree-lined inland street. Both deserve the same installation quality. The details differ.Smith Exteriors LLC serves Burien homeowners across all of the city’s neighborhoods — from Three Tree Point and Seahurst on the waterfront to Gregory Heights, Lake Burien, and the established inland communities closer to Olde Burien. Being close to Puget Sound means homes here see steady moisture year-round, and we install systems built to handle that exposure correctly.

Burien’s Neighborhoods We Serve

Burien’s neighborhoods divide between Puget Sound waterfront communities with premium marine exposure and established inland residential areas with standard Pacific Northwest moisture conditions. Here is what we see most frequently in each area:
  • Burien, WA

    Three Tree Point

Three Tree Point is a waterfront point surrounded by Puget Sound on three sides, with homes from pre-war estates to modern custom builds. Nearly every elevation faces salt air, wind-driven spray, and open-water humidity, so we specify stainless fasteners and corrosion-resistant flashing and hardware here.

    Common workSalt-air materialsWall assessment
  • Burien, WA

    Seahurst & Maplewild

Seahurst and Maplewild are Burien's quieter waterfront and bluff-top communities near Seahurst Park, with homes ranging from street level to high on the bluff. West-facing walls take storms straight off the Sound, so siding and windows on those elevations wear faster than elsewhere on the home.

    Common workWeather-side sidingWindow replacement
  • Burien, WA

    Gregory Heights

Gregory Heights is an established family neighborhood in western Burien, with tree-lined streets near Gregory Heights Park and mostly 1960s to 1980s homes on generous lots. Shaded north walls stay wet longer after rain, so moss and paint wear are common, and original siding and windows are due.

Common workMoss on shaded wallsSiding and windows
  • Burien, WA

    Lake Burien

Lake Burien is a quiet enclave around a private freshwater lake, with a distinctly different feel from the Sound-facing neighborhoods to the west. The lake setting raises ground-level humidity, adding moisture at siding base courses and lower windows on homes ranging from mid-century to newer builds.

    Common workBase-course moistureLower-window repair
  • Burien, WA

    Olde Burien & Central

The neighborhoods around Olde Burien's commercial core and central Burien mix pre-war homes, mid-century construction, and 1970s to 1990s houses. Exterior needs vary widely, from homes needing major repair to well-kept properties that simply need new siding and windows as originals wear out.

Serving Burien, WA with Care and Craftsmanship

In Burien, we are known for providing exterior solutions that reflect careful planning and solid workmanship — and for treating every project as if the outcome matters, because it does.Burien’s range of neighborhoods and housing types means we bring different technical considerations to different projects across the city. A Three Tree Point waterfront estate and a Gregory Heights 1970s rambler are both deserving of quality work — but the material specifications, the installation details at marine-exposed connections, and the assessment of what the wall beneath the existing siding needs are genuinely different conversations. We have those conversations during every estimate. Smith Exteriors LLC is licensed, bonded, and insured — Washington State contractor license SMITHEL789PE — with no subcontracting and a craftsmanship warranty on every project we complete.

Exterior Remodeling Burien WA
Smith Exteriors LLC helps Burien homeowners invest in siding and window systems that offer dependable protection and lasting value — built for the specific conditions each property faces based on where it sits in the city. For waterfront and bluff-top properties in Three Tree Point, Seahurst, and Maplewild, that means marine-specified materials and fasteners, window frame recommendations that account for salt air corrosion, and flashing products rated for sustained exposure to Puget Sound conditions. For inland Burien homes in Gregory Heights, Lake Burien, and the central neighborhoods, it means correct moisture management installation — proper underlayment, flashed transitions at all openings, and base course clearance that keeps siding away from ground-level moisture accumulation. We focus on installation practices that support durability and minimize future concerns — on waterfront properties and inland homes alike.

Jay was wonderful to work with on our recent siding project! We received a few quotes, and his was by far the most reasonable. From the beginning, we also got a great feeling about working with him—he was easygoing, communicative, and incredibly accommodating throughout the entire project. We ended up adding a few things and making some last-minute changes (replacing a window, a door, and even framing a new shed) along the way, and Jay was always happy to work with us. He never made us feel like we were being difficult or asking for too much, which we really appreciated. His crew was equally wonderful—courteous, professional, and incredibly detail-oriented. Our 1950's rambler had some quirks to work through, including multiple layers of old siding and some questionable work from over the years, and they handled everything beautifully. The attention to detail really shows, and our house looks brand new! We had such a great experience working with Jay and his team and couldn’t recommend them enough.

For a high quality and reasonably priced paint and siding job I couldn’t have been happier selecting Smith Exteriors to handle my project. Jay and his crew did an awesome job making my almost 70 year old home look great again. It involved plenty of meticulous prep work that involved sanding and caulking. Jay is an absolute pleasure to work with and his crew are highly skilled and professional. Don’t hesitate to call Jay if you are in need of exterior siding and paint services. You will not be disappointed. Thanks again for a great job Jay!

Went with Smith Exteriors to have the house siding replaced and to have the house repainted. We were very happy with the results. Jay the owner was easy to work with and they were able to get our project done promptly. The work crew was great and went the extra mile when they didn't have to.

Replaced siding which has been behind deck we removed. Did a great job - Jay showed me everything after they removed the old failed siding- shows me that the plywood behind it had not failed. Jay is a great, patient communicator. After replacing some siding, they did an entire exterior painting for us starting with prep like scraping/removing bad caulk, re-caulking and power washing to remove grime, etc. End result for us is peace of mind and a great looking house. Thank you, Smith Exteriors! Charlie and Jen Kent, WA

We've used Jay Smith and Smith Exteriors for two major projects on our home, and he's delivered on both. The first was our rooftop deck — the old decking had warped badly and needed a full replacement. Jay came in and replaced it properly, giving us a solid, level surface we should have had all along. The second job was our exterior siding, and what he found when he opened up the walls was alarming — the previous contractor had installed new building paper directly over the original without ever inspecting the plywood underneath. There was extensive water damage and wood rot hidden for years. Jay's crew repaired all of it: new plywood, Tyvek housewrap, re-flashing every window and door, new primed James Hardie lap siding, two coats of Sherwin Williams Super Paint, and sealing of the coping metal around the roof. When it was done, the framing lumber that had been wet for who knows how long had finally dried out — proof that the house is now truly watertight. Jay communicated clearly throughout both projects and provided completion photos and a detailed written summary of everything done. If you want someone who does the job right — and catches what the last guy missed — Jay is your contractor.

I highly recommend Smith Exteriors and Jay's team. They recently replaced a couple of windows in my home and painted the exterior, and I couldn't be happier with the results. When they removed the old windows, they discovered that a previous installation had been done incorrectly, with no flashing and no exterior trim around the windows. Jay took the time to explain the problem and made sure everything was corrected and installed properly. The attention to detail and quality of workmanship were outstanding. Jay and his crew were punctual, professional, and meticulous throughout the entire project. They kept the work area clean, cleaned up thoroughly at the end of each day, and even wore booties inside the house so they wouldn't track dirt onto my floors. The house looks fantastic, the new windows are properly installed, and I have peace of mind knowing the underlying issues were fixed correctly. If you're looking for a contractor who takes pride in doing the job right, I would not hesitate to recommend Smith Exteriors.

We just finished a full siding replacement from Smith Exteriors and couldn’t be happier! We had the old recalled LP siding from 30 years ago+ and they replaced it with James Hardie siding. They also managed the full house and trim painting (including door) and gutter replacement. The quality of their work was fantastic, and Jay was there every step of the way. Extremely flexible and the follow-through was spot on. I had a few bids from some other “larger” companies, but Smith was very competitively priced. His crews were also hard working all the way through, showed up on time and worked late if they needed to catch up. We have zero regrets and you won’t either.

Working with Smith Exteriors has been an absolute pleasure. Jay and his crew installed a new sliding door for our master bedroom, and the entire experience was outstanding from start to finish. Their pricing was very reasonable, coming in lower than most other companies we considered - while still delivering top notch service and quality workmanship. Extremely happy with the final result and will definitely be using them again for all our future exterior projects. Thank you, Jay!

We used Smith Exteriors for a siding replacement and paint, as well as gutter replacement. Jay and his crew were very efficient, communicative, and punctual. The price was as good or better than the other quotes I received and we couldn't be happier with the end result! Highly recommend them and will use them again for any exterior work we need in the future.

ALL THE STARS: Working with Smith Exteriors has been outstanding! The team replaced siding and windows for our home. From the beginning of the project, it was obvious why they have all these 5-star reviews. Jay is the very best and an absolute pleasure to work with. From start to finish, Jay was always prompt with communication and so helpful. Everyone was very kind and so hard working. Our neighbors could not believe how quickly the project was completed and everything looks amazing. I highly recommend Smith Exteriors and am so thankful we chose them for our project.

Frequently Asked Questions

Do you serve all neighborhoods in Burien, WA?
Yes. We serve homeowners throughout Burien including Three Tree Point, Seahurst, Maplewild, Gregory Heights, Lake Burien, and the central neighborhoods near Olde Burien. Call us at 206-660-3896 or submit the estimate form to confirm availability for your address.
Does living near Puget Sound in Three Tree Point or Seahurst affect my exterior materials?
Yes, significantly. Three Tree Point is surrounded by Puget Sound on three sides — the marine exposure there is the most concentrated in our service area. Seahurst and Maplewild bluff-top properties face direct west-exposure from Pacific weather systems. Salt air at these locations accelerates corrosion at metal fasteners, window hardware, and flashing components faster than inland Burien properties. We specify stainless fasteners, marine-rated flashing, and corrosion-resistant window hardware on all Three Tree Point and waterfront-adjacent Burien projects.
My Three Tree Point home was built before 1950 -- what should I expect when the siding is replaced?
Pre-war homes in Three Tree Point have absorbed 75 or more years of Puget Sound marine exposure. When original wood siding is removed on these properties, the wall sheathing beneath frequently shows moisture damage, failed original flashing, and in some cases structural issues at base course level where ground contact or poor drainage has allowed sustained moisture to reach framing. We inspect the full wall before specifying new material and address any structural or moisture damage we find before installation begins.
What siding material is best for waterfront homes in Burien?
James Hardie fiber cement siding is the strongest choice for Three Tree Point, Seahurst, and Maplewild properties because it does not corrode, does not absorb moisture, and is noncombustible — all properties that matter on Puget Sound waterfront properties. It is installed with stainless or hot-dipped galvanized fasteners on marine-exposed properties. For inland Gregory Heights and Lake Burien homes where marine exposure is not a factor, the full range of material options applies.
How much does siding and window replacement cost in Burien, WA?
For standard inland Burien properties, full siding replacement typically ranges from $12,000 to $29,000 depending on home size and material. Waterfront properties in Three Tree Point and Seahurst may involve additional cost for marine-specified fasteners, flashing products, and window frame materials. Window replacement runs $380 to $1,100 per window for vinyl and $1,100 to $2,200 for fiberglass or wood — fiberglass is the more common specification on waterfront Burien properties. We provide free, itemized estimates for all projects.
Do you replace siding and windows at the same time?
Yes. Combining both services in one project is particularly important on Burien waterfront properties where any unsealed gap at a window-to-siding transition is a direct marine moisture entry point. Replacing both together ensures flashing and sealing work as an integrated system. It also reduces total labor cost compared to scheduling both separately.
Are you licensed and insured to work in Burien, WA?
Yes. Smith Exteriors LLC is a licensed, bonded, and insured Washington State contractor. Our registration number is SMITHEL789PE, verifiable through the Washington State Department of Labor and Industries contractor lookup tool.
