Siding and Window Replacement Tacoma WA
Tacoma’s residential character is unlike any other city in the South Sound. The North End and Proctor District contain some of the most architecturally significant Craftsman and Tudor homes in Washington State — structures built between 1900 and the 1940s that have original wood siding, single-pane windows, and exterior systems that have been maintained, painted, and patched across generations of ownership. Working on those homes requires a different approach than working on a 1985 split-level in South Tacoma or a newer construction property near the Tacoma Narrows. Tacoma also presents a climate challenge that is more aggressive than most South King County cities. Commencement Bay and the surrounding Puget Sound waterfront expose homes on the North End slopes, in Old Town, and near Point Defiance to salt-laden air that accelerates corrosion at metal fasteners, flashing, and window hardware. That salt exposure shortens the effective life of exterior materials on waterfront-adjacent properties compared to inland neighborhoods — a detail that matters when choosing siding materials and window frame types for homes in these areas. Smith Exteriors LLC serves homeowners across Tacoma’s full range of neighborhoods and housing types. We understand the difference between what a 1920s Craftsman on the North Slope needs and what a 1990s colonial in the Lincoln District requires — and we bring that specificity to every estimate we give.

Tacoma’s Neighborhoods We Serve

Tacoma’s neighborhoods span more than a century of residential construction. Here is what we see most frequently in each area:
  • Tacoma, WA

    North End & Proctor

The North End holds much of Tacoma's early 20th century character housing: Craftsman bungalows, Tudor revivals, and Victorians built from 1900 to the 1940s. Replacing original siding and windows here means matching the home's character, so we plan profiles and materials from the first estimate.

  • Tacoma, WA

    Stadium District

Surrounding historic Stadium High School, this district mixes historic mansions, early 20th century homes, and newer builds, many with Commencement Bay views. Bay-facing homes see more salt air than inland Tacoma, which shapes our choice of fasteners, flashing materials, and window hardware.

    Common workSalt-air materialsHistoric homes
  • Tacoma, WA

    Old Town

Old Town is Tacoma's original settlement, mixing historic structures with modern infill near the Ruston Way waterfront. Sitting at the base of the North End slopes beside Commencement Bay, homes here take heavy salt exposure, so hardware, flashing, and fasteners age faster and wood siding wears.

    Common workSalt-air repairCoastal hardware
  • Tacoma, WA

    South Tacoma & East Side

South Tacoma and the East Side offer some of Tacoma's most attainable homes, mostly mid-century and earlier houses on modest lots. Many have original siding and windows that were repainted or patched for years without fixing the root cause. We regularly replace siding and windows here.

    Common workFull siding replacementWindow upgrades
  • Tacoma, WA

    West Tacoma & Narrows

West Tacoma toward the Narrows is more suburban, with 1970s to 1990s construction and quick access to the Tacoma Narrows Bridge. Homes from that era are entering their biggest exterior maintenance period, with vinyl siding and original windows commonly at the end of their service life.

  • Tacoma, WA

    Hilltop

Hilltop, just west of downtown, has Victorian and Craftsman homes that have seen major renovation over the past decade. Properties range from fully restored to still carrying original or patched exteriors, and replacement often means working around retained trim and period-appropriate cladding.

Trusted by Homeowners Across Tacoma, WA

Tacoma’s Stadium District, Old Town, and Craftsman-rich neighborhoods deserve exterior work that respects their character. We do not approach a 1915 Craftsman on the North Slope the way we approach a 1988 colonial in West Tacoma — the material choices, installation details, and finish decisions are different, and they should be. At the same time, every Tacoma homeowner regardless of neighborhood deserves the same standard of installation quality, clear communication, and honest pricing. We bring both — architectural sensitivity where the home demands it, and consistent technical execution on every project regardless of the property type. Smith Exteriors LLC is licensed, bonded, and insured — Washington State contractor license SMITHEL789PE — and we serve Tacoma homeowners with the same no-subcontracting, owner-operated approach we bring to every city we work in.

Salt air off Commencement Bay and the frequent Northwest rain put exterior materials in Tacoma under more sustained stress than most inland Pacific Northwest cities. Near Point Defiance, along the Ruston Way waterfront, and on the west-facing slopes of the North End, that salt exposure is a real factor in how long siding finishes hold and how quickly window hardware and metal flashing components corrode. We account for waterfront proximity in our material and fastener recommendations for Tacoma properties in salt-exposed locations. That means stainless or hot-dipped galvanized fasteners on siding installations near the waterfront, window frame material recommendations that consider salt corrosion resistance, and flashing and sealant choices rated for marine-adjacent conditions. For inland Tacoma neighborhoods away from direct salt exposure, the primary climate challenge is the same sustained Pacific Northwest moisture that affects all of our service area — and we install siding and windows there with the same moisture management discipline we bring to every project.

Jay was wonderful to work with on our recent siding project! We received a few quotes, and his was by far the most reasonable. From the beginning, we also got a great feeling about working with him—he was easygoing, communicative, and incredibly accommodating throughout the entire project. We ended up adding a few things and making some last-minute changes (replacing a window, a door, and even framing a new shed) along the way, and Jay was always happy to work with us. He never made us feel like we were being difficult or asking for too much, which we really appreciated. His crew was equally wonderful—courteous, professional, and incredibly detail-oriented. Our 1950's rambler had some quirks to work through, including multiple layers of old siding and some questionable work from over the years, and they handled everything beautifully. The attention to detail really shows, and our house looks brand new! We had such a great experience working with Jay and his team and couldn’t recommend them enough.

For a high quality and reasonably priced paint and siding job I couldn’t have been happier selecting Smith Exteriors to handle my project. Jay and his crew did an awesome job making my almost 70 year old home look great again. It involved plenty of meticulous prep work that involved sanding and caulking. Jay is an absolute pleasure to work with and his crew are highly skilled and professional. Don’t hesitate to call Jay if you are in need of exterior siding and paint services. You will not be disappointed. Thanks again for a great job Jay!

Went with Smith Exteriors to have the house siding replaced and to have the house repainted. We were very happy with the results. Jay the owner was easy to work with and they were able to get our project done promptly. The work crew was great and went the extra mile when they didn't have to.

Replaced siding which has been behind deck we removed. Did a great job - Jay showed me everything after they removed the old failed siding- shows me that the plywood behind it had not failed. Jay is a great, patient communicator. After replacing some siding, they did an entire exterior painting for us starting with prep like scraping/removing bad caulk, re-caulking and power washing to remove grime, etc. End result for us is peace of mind and a great looking house. Thank you, Smith Exteriors! Charlie and Jen Kent, WA

We've used Jay Smith and Smith Exteriors for two major projects on our home, and he's delivered on both. The first was our rooftop deck — the old decking had warped badly and needed a full replacement. Jay came in and replaced it properly, giving us a solid, level surface we should have had all along. The second job was our exterior siding, and what he found when he opened up the walls was alarming — the previous contractor had installed new building paper directly over the original without ever inspecting the plywood underneath. There was extensive water damage and wood rot hidden for years. Jay's crew repaired all of it: new plywood, Tyvek housewrap, re-flashing every window and door, new primed James Hardie lap siding, two coats of Sherwin Williams Super Paint, and sealing of the coping metal around the roof. When it was done, the framing lumber that had been wet for who knows how long had finally dried out — proof that the house is now truly watertight. Jay communicated clearly throughout both projects and provided completion photos and a detailed written summary of everything done. If you want someone who does the job right — and catches what the last guy missed — Jay is your contractor.

I highly recommend Smith Exteriors and Jay's team. They recently replaced a couple of windows in my home and painted the exterior, and I couldn't be happier with the results. When they removed the old windows, they discovered that a previous installation had been done incorrectly, with no flashing and no exterior trim around the windows. Jay took the time to explain the problem and made sure everything was corrected and installed properly. The attention to detail and quality of workmanship were outstanding. Jay and his crew were punctual, professional, and meticulous throughout the entire project. They kept the work area clean, cleaned up thoroughly at the end of each day, and even wore booties inside the house so they wouldn't track dirt onto my floors. The house looks fantastic, the new windows are properly installed, and I have peace of mind knowing the underlying issues were fixed correctly. If you're looking for a contractor who takes pride in doing the job right, I would not hesitate to recommend Smith Exteriors.

We just finished a full siding replacement from Smith Exteriors and couldn’t be happier! We had the old recalled LP siding from 30 years ago+ and they replaced it with James Hardie siding. They also managed the full house and trim painting (including door) and gutter replacement. The quality of their work was fantastic, and Jay was there every step of the way. Extremely flexible and the follow-through was spot on. I had a few bids from some other “larger” companies, but Smith was very competitively priced. His crews were also hard working all the way through, showed up on time and worked late if they needed to catch up. We have zero regrets and you won’t either.

Working with Smith Exteriors has been an absolute pleasure. Jay and his crew installed a new sliding door for our master bedroom, and the entire experience was outstanding from start to finish. Their pricing was very reasonable, coming in lower than most other companies we considered - while still delivering top notch service and quality workmanship. Extremely happy with the final result and will definitely be using them again for all our future exterior projects. Thank you, Jay!

We used Smith Exteriors for a siding replacement and paint, as well as gutter replacement. Jay and his crew were very efficient, communicative, and punctual. The price was as good or better than the other quotes I received and we couldn't be happier with the end result! Highly recommend them and will use them again for any exterior work we need in the future.

ALL THE STARS: Working with Smith Exteriors has been outstanding! The team replaced siding and windows for our home. From the beginning of the project, it was obvious why they have all these 5-star reviews. Jay is the very best and an absolute pleasure to work with. From start to finish, Jay was always prompt with communication and so helpful. Everyone was very kind and so hard working. Our neighbors could not believe how quickly the project was completed and everything looks amazing. I highly recommend Smith Exteriors and am so thankful we chose them for our project.

Frequently Asked Questions

Do you work on historic homes in Tacoma's North End and Proctor District?
Yes. We work regularly on pre-war Craftsman and Tudor homes in the North End and Proctor District. These projects require more planning than standard suburban replacements — material choices that match the home’s architectural character, profile selection that respects original detailing, and installation techniques that account for older wall construction methods. We assess historic properties carefully during the estimate and discuss material options before any work begins.
Does salt air from Commencement Bay affect my siding or windows?
Yes, for properties with direct waterfront proximity or west-facing exposure near Old Town, the Stadium District waterfront, and the Ruston Way area. Salt air accelerates corrosion at metal fasteners, flashing components, and window hardware. We use corrosion-resistant fasteners and recommend window frame materials and flashing products rated for marine-adjacent conditions on properties in salt-exposed locations.
What siding material is best for Tacoma's climate?
James Hardie fiber cement siding is the most popular choice for Tacoma homeowners because of its moisture resistance, durability, and 30-year non-prorated warranty. For North End and Proctor District properties where cedar character is architecturally important, cedar wood siding with proper installation and finish maintenance is a strong alternative. We discuss the right material for your specific home and neighborhood during the free estimate.
How much does siding and window replacement cost in Tacoma, WA?
Full siding replacement in the Tacoma area typically ranges from $12,000 to $29,000 depending on home size, material, and condition of the existing wall. Window replacement runs $380 to $1,100 per window for vinyl and $1,100 to $2,200 for fiberglass or wood. Historic homes with non-standard window openings or architectural trim details may require custom sizing that affects cost. We provide free, itemized estimates for all projects.
Do you serve all Tacoma neighborhoods?
Yes. We serve homeowners throughout Tacoma including the North End, Proctor District, Stadium District, Old Town, South Tacoma, West Tacoma, Hilltop, and surrounding Pierce County communities. Call us at 206-660-3896 or submit the estimate form to confirm availability for your address.
Do you do siding and windows at the same time?
Yes. Combining siding and window replacement in one project ensures all flashing, moisture barriers, and sealing work together as an integrated system — which is particularly important on older Tacoma homes where original flashing details may have been compromised over decades of maintenance. It also reduces total labor cost compared to scheduling the two services separately.
Are you licensed and insured to work in Tacoma, WA?
Yes. Smith Exteriors LLC is a licensed, bonded, and insured Washington State contractor. Our registration number is SMITHEL789PE, verifiable through the Washington State Department of Labor and Industries contractor lookup tool. We carry full liability insurance and workers compensation coverage on all projects.
