Siding and Window Replacement Federal Way WA
Federal Way is South King County’s value workhorse — a city halfway between Seattle and Tacoma on the I-5 corridor with some of the most attainable single-family housing in King County, a significant amount of Puget Sound shoreline at Dash Point, and a residential housing stock that is squarely in its exterior maintenance prime. The city divides into two distinct exterior environments based on position relative to Puget Sound. The west side — Twin Lakes, Adelaide, Dash Point, and Marine Hills toward Dash Point State Park — carries older, more established neighborhoods with generous lots, mature tree canopy, and partial Puget Sound proximity that brings modest marine exposure to west-facing elevations. Homes in Twin Lakes and Dash Point date predominantly from the late 1960s through the 1980s, and most of that housing stock is now 40 to 55 years into its life — well into the period where original siding systems need replacement rather than continued maintenance.

The east side — Steel Lake, Jovita, and the neighborhoods closer to the I-5 corridor — carries a mix of 1970s through 1990s construction that is entering the same exterior maintenance window. Vinyl siding installed in the 1980s and 1990s is approaching or past its expected lifespan. Window units from the same era commonly show seal failures and hardware deterioration that reduces energy performance without being obviously visible from outside. Smith Exteriors LLC serves Federal Way homeowners across both sides of the city with free estimates, honest assessments, and exterior work built to perform in South King County’s climate.

Federal Way’s Neighborhoods We Serve

Federal Way’s neighborhoods cover a range of housing ages and exterior conditions divided largely by their position west or east of the city’s central corridor. Here is what we see most frequently in each area:
  • Federal Way, WA

    Twin Lakes

Twin Lakes is an established golf course community on Federal Way's west side, with mostly late 1960s and 1970s ramblers and split-levels on larger lots. Original siding has been painted and patched for five decades and is often due for replacement, while older windows fail on north and west walls.

    Common workWood sidingWindow seal failure
  • Federal Way, WA

    Dash Point Area

The Dash Point corridor runs along Federal Way's northwest edge toward Dash Point State Park, with forested lots and trail access. Heavy shade means limited sun, slow drying after rain, and steady moss and algae growth on siding, while west-facing homes near the Sound take more wind-driven rain.

    Common workMoss and algaeShaded-wall siding
  • Federal Way, WA

    Steel Lake

Steel Lake is a well-established residential area in central Federal Way around the lake and Steel Lake Park, with mostly 1970s and 1980s single-family homes on standard lots. Original wood or early vinyl siding is now reaching replacement age, and windows from that era often fail at seals and hardware.

    Common workSiding replacementWindow replacement
  • Federal Way, WA

    Jovita

Jovita sits on Federal Way's southeast side near the King-Pierce County line, with 1970s to 1990s homes on larger lots and a more rural feel. Vinyl siding from the 1980s and 1990s is a common replacement candidate, and windows from the same period often lose efficiency before they look worn.

    Common workVinyl sidingEnergy-efficient windows
  • Federal Way, WA

    Marine Hills & Adelaide

Marine Hills and Adelaide are established west-side neighborhoods between Twin Lakes and Puget Sound, with modest water views and many west-facing lots. That position brings wind-driven rain and light salt air, so west-facing siding and window systems here wear faster than on inland Federal Way homes.

The Smith Exteriors Difference for Homes in Federal Way, WA

Federal Way homeowners value reliability and a straightforward process — and that is exactly what we deliver. We work closely with each homeowner to provide siding and window replacement that addresses what the home actually needs, not the maximum scope that fits the budget.

In Federal Way, where much of the housing stock is hitting its first major exterior maintenance cycle at roughly the same time, we frequently work with homeowners who are not sure whether repair or replacement is the right answer. We give that assessment honestly — whether the conclusion is a targeted repair that extends the life of existing material, or a full replacement that is the more cost-effective long-term investment.

Smith Exteriors LLC is licensed, bonded, and insured — Washington State contractor license SMITHEL789PE — with a no-subcontracting crew and a craftsmanship warranty on every project.

Federal Way’s location between Seattle and Tacoma puts it squarely in the Pacific Northwest moisture corridor — sustained rainfall from October through May, the temperature cycling between wet winters and warm dry summers, and the exposure conditions that determine how long exterior materials hold up on a South King County property. For Twin Lakes and Dash Point homes from the late 1960s and 1970s, proper siding replacement means removing the original material completely, inspecting the wall sheathing beneath for the rot and moisture damage that 50-plus years of Pacific Northwest climate exposure can create, and installing new material with correct flashing, moisture barriers, and base course clearance. The wall underneath a mid-century Federal Way home frequently tells a different story than the siding surface suggests.

For 1980s and 1990s construction in Steel Lake, Jovita, and Marine Hills, the focus shifts to the siding and window systems that are at or near their designed lifespan — and to replacing them before failure reaches the wall assembly beneath.

Jay was wonderful to work with on our recent siding project! We received a few quotes, and his was by far the most reasonable. From the beginning, we also got a great feeling about working with him—he was easygoing, communicative, and incredibly accommodating throughout the entire project. We ended up adding a few things and making some last-minute changes (replacing a window, a door, and even framing a new shed) along the way, and Jay was always happy to work with us. He never made us feel like we were being difficult or asking for too much, which we really appreciated. His crew was equally wonderful—courteous, professional, and incredibly detail-oriented. Our 1950's rambler had some quirks to work through, including multiple layers of old siding and some questionable work from over the years, and they handled everything beautifully. The attention to detail really shows, and our house looks brand new! We had such a great experience working with Jay and his team and couldn’t recommend them enough.

For a high quality and reasonably priced paint and siding job I couldn’t have been happier selecting Smith Exteriors to handle my project. Jay and his crew did an awesome job making my almost 70 year old home look great again. It involved plenty of meticulous prep work that involved sanding and caulking. Jay is an absolute pleasure to work with and his crew are highly skilled and professional. Don’t hesitate to call Jay if you are in need of exterior siding and paint services. You will not be disappointed. Thanks again for a great job Jay!

Went with Smith Exteriors to have the house siding replaced and to have the house repainted. We were very happy with the results. Jay the owner was easy to work with and they were able to get our project done promptly. The work crew was great and went the extra mile when they didn't have to.

Replaced siding which has been behind deck we removed. Did a great job - Jay showed me everything after they removed the old failed siding- shows me that the plywood behind it had not failed. Jay is a great, patient communicator. After replacing some siding, they did an entire exterior painting for us starting with prep like scraping/removing bad caulk, re-caulking and power washing to remove grime, etc. End result for us is peace of mind and a great looking house. Thank you, Smith Exteriors! Charlie and Jen Kent, WA

We've used Jay Smith and Smith Exteriors for two major projects on our home, and he's delivered on both. The first was our rooftop deck — the old decking had warped badly and needed a full replacement. Jay came in and replaced it properly, giving us a solid, level surface we should have had all along. The second job was our exterior siding, and what he found when he opened up the walls was alarming — the previous contractor had installed new building paper directly over the original without ever inspecting the plywood underneath. There was extensive water damage and wood rot hidden for years. Jay's crew repaired all of it: new plywood, Tyvek housewrap, re-flashing every window and door, new primed James Hardie lap siding, two coats of Sherwin Williams Super Paint, and sealing of the coping metal around the roof. When it was done, the framing lumber that had been wet for who knows how long had finally dried out — proof that the house is now truly watertight. Jay communicated clearly throughout both projects and provided completion photos and a detailed written summary of everything done. If you want someone who does the job right — and catches what the last guy missed — Jay is your contractor.

I highly recommend Smith Exteriors and Jay's team. They recently replaced a couple of windows in my home and painted the exterior, and I couldn't be happier with the results. When they removed the old windows, they discovered that a previous installation had been done incorrectly, with no flashing and no exterior trim around the windows. Jay took the time to explain the problem and made sure everything was corrected and installed properly. The attention to detail and quality of workmanship were outstanding. Jay and his crew were punctual, professional, and meticulous throughout the entire project. They kept the work area clean, cleaned up thoroughly at the end of each day, and even wore booties inside the house so they wouldn't track dirt onto my floors. The house looks fantastic, the new windows are properly installed, and I have peace of mind knowing the underlying issues were fixed correctly. If you're looking for a contractor who takes pride in doing the job right, I would not hesitate to recommend Smith Exteriors.

We just finished a full siding replacement from Smith Exteriors and couldn’t be happier! We had the old recalled LP siding from 30 years ago+ and they replaced it with James Hardie siding. They also managed the full house and trim painting (including door) and gutter replacement. The quality of their work was fantastic, and Jay was there every step of the way. Extremely flexible and the follow-through was spot on. I had a few bids from some other “larger” companies, but Smith was very competitively priced. His crews were also hard working all the way through, showed up on time and worked late if they needed to catch up. We have zero regrets and you won’t either.

Working with Smith Exteriors has been an absolute pleasure. Jay and his crew installed a new sliding door for our master bedroom, and the entire experience was outstanding from start to finish. Their pricing was very reasonable, coming in lower than most other companies we considered - while still delivering top notch service and quality workmanship. Extremely happy with the final result and will definitely be using them again for all our future exterior projects. Thank you, Jay!

We used Smith Exteriors for a siding replacement and paint, as well as gutter replacement. Jay and his crew were very efficient, communicative, and punctual. The price was as good or better than the other quotes I received and we couldn't be happier with the end result! Highly recommend them and will use them again for any exterior work we need in the future.

ALL THE STARS: Working with Smith Exteriors has been outstanding! The team replaced siding and windows for our home. From the beginning of the project, it was obvious why they have all these 5-star reviews. Jay is the very best and an absolute pleasure to work with. From start to finish, Jay was always prompt with communication and so helpful. Everyone was very kind and so hard working. Our neighbors could not believe how quickly the project was completed and everything looks amazing. I highly recommend Smith Exteriors and am so thankful we chose them for our project.

Frequently Asked Questions

Do you serve all neighborhoods in Federal Way, WA?
Yes. We serve homeowners throughout Federal Way including Twin Lakes, Dash Point, Steel Lake, Jovita, Marine Hills, Adelaide, and surrounding areas. Call us at 206-660-3896 or submit the estimate form to confirm availability for your address.
My Federal Way home was built in the 1970s -- how do I know if the siding needs replacement?
Homes built in the 1960s and 1970s in Twin Lakes and surrounding Federal Way neighborhoods are now 50 or more years old. Original wood siding from this era is commonly at or past full replacement threshold — repeated painting cycles have accumulated enough paint film that the surface no longer adheres correctly, and the wood beneath frequently shows moisture damage that is not visible from the street. A free estimate from Smith Exteriors LLC gives you an accurate picture of where the exterior actually stands.
What exterior services do you provide in Federal Way?
Smith Exteriors LLC provides siding replacement, window replacement, exterior painting, roofing, James Hardie fiber cement siding, cedar wood siding, wood composite siding, and fence and deck building for Federal Way homeowners. We handle individual service projects and full exterior updates.
How much does siding and window replacement cost in Federal Way, WA?
Full siding replacement in the Federal Way area typically ranges from $12,000 to $29,000 depending on home size, material, and any wall sheathing damage found during removal. Window replacement runs $380 to $1,100 per window for vinyl and $1,100 to $2,200 for fiberglass or wood. We provide free, itemized estimates so you know exactly what is included before committing.
Do you replace siding and windows at the same time?
Yes. Combining both services in one project ensures flashing, moisture barriers, and sealing work as an integrated system — and reduces total labor cost. On older Federal Way homes where both systems are at end of life, coordinating both services in one project is almost always the more cost-effective approach.
How long does a siding and window project take in Federal Way?
Most combined siding and window replacement projects on a standard Federal Way home are completed in 5 to 10 days. Projects involving significant wall sheathing repair beneath the old siding may take longer. We confirm your full timeline before work begins.
Are you licensed and insured to work in Federal Way, WA?
Yes. Smith Exteriors LLC is a licensed, bonded, and insured Washington State contractor. Our registration number is SMITHEL789PE, verifiable through the Washington State Department of Labor and Industries contractor lookup tool.
