Siding and Window Replacement Seattle WA
Seattle’s residential neighborhoods contain some of the most architecturally significant housing stock in the Pacific Northwest — and some of the most exterior-maintenance-intensive. Ballard, Wallingford, Queen Anne, and the Central District are defined by pre-1950 Craftsman bungalows and early 20th-century single-family homes that have been painted, patched, re-sided, and maintained across eight or nine decades of ownership. The original wood siding on many of these homes has been covered, replaced, or painted so many times that the current exterior system bears little resemblance to what was installed when the home was built. That history of accumulated maintenance creates a specific set of challenges. Paint applied over failing earlier coats does not adhere correctly. Caulking applied over old caulking traps moisture rather than sealing it out. Original window openings that have been modified for replacement units sometimes have flashing gaps that were never properly addressed. On Seattle’s older housing stock, a proper siding or window replacement is often as much about correcting decades of deferred maintenance as it is about installing new material.Smith Exteriors LLC serves Seattle homeowners with the same installation discipline and honest assessment approach we bring to every city we work in. We provide free estimates, assess what the exterior actually needs rather than defaulting to the highest-scope option, and install siding and windows to manufacturer specifications so the work lasts.

Seattle Neighborhoods We Serve

Seattle’s residential neighborhoods span more than a century of construction and a wide range of exterior challenges. Here is what we see most often in each area:
  • Seattle, WA

    Ballard

Ballard's residential core is built on pre-1950 Craftsman and bungalow homes on modest lots. Original wood siding has often been painted many times, and once that paint buildup cracks and lifts on its own, replacement can cost less than another repaint. Window flashing also varies after past replacements.

    Common workSiding replacementWindow flashing repair
  • Seattle, WA

    Wallingford

Wallingford is defined by 1920s and 1930s Craftsman bungalows on quiet, tree-lined streets. Its mature canopy keeps north- and east-facing walls shaded and damp longer after rain, which speeds moss growth and moisture exposure, so cedar on north walls often wears before the sunnier sides do.

Common workMoss on shaded wallsCedar siding
  • Seattle, WA

    Queen Anne

Queen Anne varies by elevation: the hilltop holds some of Seattle's grandest early 20th century homes, while lower slopes mix older homes with newer infill. West-facing upper-slope homes take storms straight off Puget Sound, so their siding and windows wear faster than in sheltered areas.

    Common workWeather-side sidingWindow replacement
  • Seattle, WA

    West Seattle

Waterfront areas like Alki, Admiral, and the Puget Sound shoreline face steady salt air, and homes on west-facing bluffs also take wind-driven rain. Salt speeds corrosion at fasteners, flashing, and window hardware, so we specify stainless fasteners and corrosion-resistant flashing here.

    Common workSalt-air materialsCoastal hardware
  • Seattle, WA

    Capitol Hill & Central District

Capitol Hill and the Central District mix early 20th century Victorian and Craftsman homes with mid-century construction and newer infill. Needs vary widely block by block: pre-war homes carry decades of paint and patch history, while mid-century homes are now due for siding and window updates.

    Common workPaint-layer failureMid-century updates
  • Seattle, WA

    Rainier Valley & Beacon Hill

These neighborhoods hold some of Seattle's most diverse housing: working-class Craftsman homes, mid-century construction, and newer builds. Upper Beacon Hill slopes take strong south and west exposure, while Rainier Valley floor homes deal with ground-level moisture. We serve both areas.

A Reliable Choice for Exterior Projects in Seattle, WA

Seattle homeowners work with Smith Exteriors LLC because we give them accurate information about what their home’s exterior actually needs — not a scope of work inflated to maximize the contract value. On older Seattle homes, that distinction matters. A 1928 Craftsman in Wallingford with intact wall sheathing and sound cedar siding that needs refinishing is a different project from a 1928 Craftsman with failed sheathing, rot at the base courses, and accumulated paint film that has lost adhesion across all four elevations. We assess both and tell you honestly which situation you are dealing with before any work is scoped or priced. We also understand that many Seattle homeowners are working on homes where architectural character matters. We discuss material choices, profile options, and finish approaches that respect what the home is — and we do not default to the fastest or easiest installation option when a more considered choice is appropriate.

Reliable Long-Term Exterior Performance
Exterior Remodeling Seattle WA
Seattle receives roughly 38 inches of rainfall annually — less than the popular reputation suggests, but delivered in sustained low-intensity periods from October through May that keep exterior surfaces wet for extended stretches. That sustained dampness is what makes Seattle’s exterior environment challenging: it is not the rainfall totals that damage siding and windows, it is the weeks at a time when surfaces stay wet, organic growth gets established, and any gap in the cladding or window system becomes an active moisture entry point. On pre-war Seattle homes with original or early-replacement wood siding, that moisture environment has been working on the exterior for 80 to 100 years. The homes that have been maintained consistently show it in how well the exterior holds up. The homes where maintenance was deferred — where repaint cycles were skipped, where caulking was allowed to crack and stay cracked, where base course clearance from grade was never maintained — show a different picture. We install siding and windows in Seattle with the full history of the exterior in mind. That means assessing the wall behind the cladding before specifying new material, choosing installation approaches that account for what the existing structure needs, and sealing every transition point so the work we do today is not working against the conditions these homes have already been dealing with for decades.

Jay was wonderful to work with on our recent siding project! We received a few quotes, and his was by far the most reasonable. From the beginning, we also got a great feeling about working with him—he was easygoing, communicative, and incredibly accommodating throughout the entire project. We ended up adding a few things and making some last-minute changes (replacing a window, a door, and even framing a new shed) along the way, and Jay was always happy to work with us. He never made us feel like we were being difficult or asking for too much, which we really appreciated. His crew was equally wonderful—courteous, professional, and incredibly detail-oriented. Our 1950's rambler had some quirks to work through, including multiple layers of old siding and some questionable work from over the years, and they handled everything beautifully. The attention to detail really shows, and our house looks brand new! We had such a great experience working with Jay and his team and couldn’t recommend them enough.

For a high quality and reasonably priced paint and siding job I couldn’t have been happier selecting Smith Exteriors to handle my project. Jay and his crew did an awesome job making my almost 70 year old home look great again. It involved plenty of meticulous prep work that involved sanding and caulking. Jay is an absolute pleasure to work with and his crew are highly skilled and professional. Don’t hesitate to call Jay if you are in need of exterior siding and paint services. You will not be disappointed. Thanks again for a great job Jay!

Went with Smith Exteriors to have the house siding replaced and to have the house repainted. We were very happy with the results. Jay the owner was easy to work with and they were able to get our project done promptly. The work crew was great and went the extra mile when they didn't have to.

Replaced siding which has been behind deck we removed. Did a great job - Jay showed me everything after they removed the old failed siding- shows me that the plywood behind it had not failed. Jay is a great, patient communicator. After replacing some siding, they did an entire exterior painting for us starting with prep like scraping/removing bad caulk, re-caulking and power washing to remove grime, etc. End result for us is peace of mind and a great looking house. Thank you, Smith Exteriors! Charlie and Jen Kent, WA

We've used Jay Smith and Smith Exteriors for two major projects on our home, and he's delivered on both. The first was our rooftop deck — the old decking had warped badly and needed a full replacement. Jay came in and replaced it properly, giving us a solid, level surface we should have had all along. The second job was our exterior siding, and what he found when he opened up the walls was alarming — the previous contractor had installed new building paper directly over the original without ever inspecting the plywood underneath. There was extensive water damage and wood rot hidden for years. Jay's crew repaired all of it: new plywood, Tyvek housewrap, re-flashing every window and door, new primed James Hardie lap siding, two coats of Sherwin Williams Super Paint, and sealing of the coping metal around the roof. When it was done, the framing lumber that had been wet for who knows how long had finally dried out — proof that the house is now truly watertight. Jay communicated clearly throughout both projects and provided completion photos and a detailed written summary of everything done. If you want someone who does the job right — and catches what the last guy missed — Jay is your contractor.

I highly recommend Smith Exteriors and Jay's team. They recently replaced a couple of windows in my home and painted the exterior, and I couldn't be happier with the results. When they removed the old windows, they discovered that a previous installation had been done incorrectly, with no flashing and no exterior trim around the windows. Jay took the time to explain the problem and made sure everything was corrected and installed properly. The attention to detail and quality of workmanship were outstanding. Jay and his crew were punctual, professional, and meticulous throughout the entire project. They kept the work area clean, cleaned up thoroughly at the end of each day, and even wore booties inside the house so they wouldn't track dirt onto my floors. The house looks fantastic, the new windows are properly installed, and I have peace of mind knowing the underlying issues were fixed correctly. If you're looking for a contractor who takes pride in doing the job right, I would not hesitate to recommend Smith Exteriors.

We just finished a full siding replacement from Smith Exteriors and couldn’t be happier! We had the old recalled LP siding from 30 years ago+ and they replaced it with James Hardie siding. They also managed the full house and trim painting (including door) and gutter replacement. The quality of their work was fantastic, and Jay was there every step of the way. Extremely flexible and the follow-through was spot on. I had a few bids from some other “larger” companies, but Smith was very competitively priced. His crews were also hard working all the way through, showed up on time and worked late if they needed to catch up. We have zero regrets and you won’t either.

Working with Smith Exteriors has been an absolute pleasure. Jay and his crew installed a new sliding door for our master bedroom, and the entire experience was outstanding from start to finish. Their pricing was very reasonable, coming in lower than most other companies we considered - while still delivering top notch service and quality workmanship. Extremely happy with the final result and will definitely be using them again for all our future exterior projects. Thank you, Jay!

We used Smith Exteriors for a siding replacement and paint, as well as gutter replacement. Jay and his crew were very efficient, communicative, and punctual. The price was as good or better than the other quotes I received and we couldn't be happier with the end result! Highly recommend them and will use them again for any exterior work we need in the future.

ALL THE STARS: Working with Smith Exteriors has been outstanding! The team replaced siding and windows for our home. From the beginning of the project, it was obvious why they have all these 5-star reviews. Jay is the very best and an absolute pleasure to work with. From start to finish, Jay was always prompt with communication and so helpful. Everyone was very kind and so hard working. Our neighbors could not believe how quickly the project was completed and everything looks amazing. I highly recommend Smith Exteriors and am so thankful we chose them for our project.

Frequently Asked Questions

Do you work on older Craftsman and bungalow homes in Seattle?
Yes. Pre-war Craftsman and bungalow homes in Ballard, Wallingford, Queen Anne, and the Central District are among the most common property types we work on in Seattle. These projects require careful assessment of the existing wall condition before specifying new material, and material choices that respect the character of the home. We assess every older Seattle home carefully during the free estimate and discuss all options before any scope is set.
My Seattle home has been painted many times over the decades -- does that affect siding replacement?
Yes. On older homes with multiple accumulated paint layers, the paint film itself can become thick enough to crack and delaminate independently of the substrate beneath it. When that happens, another repaint cycle does not solve the underlying problem. Full siding replacement removes the accumulated history of previous finishes and starts with a clean, properly primed surface. We assess the paint condition and the siding condition separately during the estimate so you have accurate information about both.
Does salt air from Puget Sound affect homes in West Seattle?
Yes, for properties on the west-facing bluffs above Puget Sound and in the Alki and Admiral areas with direct waterfront proximity. Salt-laden air accelerates corrosion at metal fasteners, window hardware, and flashing components. We use corrosion-resistant fasteners and specify window frame materials and flashing products rated for marine-adjacent conditions on West Seattle waterfront properties.
What siding material works best for older Seattle homes?
It depends on the home’s architecture and the homeowner’s maintenance preferences. James Hardie fiber cement siding is the most popular choice for performance and longevity — it does not absorb moisture, requires minimal maintenance, and is available in profiles that work well on Craftsman and bungalow exteriors. Cedar wood siding is a strong choice for homes where the natural wood character is architecturally important, though it requires regular maintenance in Seattle’s damp climate. We discuss both options during the estimate based on your specific home and goals.
How much does siding and window replacement cost in Seattle, WA?
Full siding replacement in the Seattle area typically ranges from $14,000 to $32,000 depending on home size, material, and any underlying damage or wall sheathing repairs needed — Seattle’s older homes sometimes require sheathing work that suburban properties of the same era do not. Window replacement runs $380 to $1,100 per window for vinyl and $1,100 to $2,200 for fiberglass or wood. We provide free, itemized estimates so you know exactly what is included before committing.
Do you serve all Seattle neighborhoods?
We serve homeowners throughout Seattle including Ballard, Wallingford, Queen Anne, West Seattle, Capitol Hill, Central District, Rainier Valley, Beacon Hill, and surrounding areas. Call us at 206-660-3896 or submit the estimate form to confirm availability for your address.
Are you licensed and insured to work in Seattle, WA?
Yes. Smith Exteriors LLC is a licensed, bonded, and insured Washington State contractor. Our registration number is SMITHEL789PE, verifiable through the Washington State Department of Labor and Industries contractor lookup tool.
